By booking an apartment and/or room with Florence-BnB (Soluzione Affitti S.a.s.), it is necessary to be aware of the following:

PERSONAL DATA:

a. In accordance with GDPR – General Data Protection Regulation and Legislative Decree 101/2018, all personal data of our clients will be processed both by computer systems and manually, in order to fulfill tax obligations (issuing receipts, recording data, etc.) and provide the requested service.
b. At the time of online check-in, clients will be asked for identification documents in order to report the presence to the competent police authorities and, if applicable, to pay the tourist tax established by the Municipality of Florence. Filling out the specific form and/or providing data for the Newsletter will allow us to keep our database updated and provide you with real-time updates on our promotions. Some rates may be subject to a security deposit.

Standard Cancellation Policy

Cancellations made within 7 (seven) days prior to the check-in date will not incur any penalties.
Cancellations made beyond 7 (seven) days but before 2 (two) days from the check-in date will incur a penalty equal to 50% of the entire reservation value.
Cancellations made within 2 (two) days of the check-in date will incur a penalty equal to 100% of the entire reservation value.

Non-Refundable Cancellation Policy

Some rates include a non-refundable cancellation condition. If you cancel or modify bookings at non-refundable rates, no refund will be given.

Payment Methods

Florence-Bnb (Soluzione Affitti S.a.s.) uses the Stripe and/or Vikey platform for the collection of reservation services and tourist taxes. Bank transfer is also accepted, which must be made within 48 hours from the time of booking, otherwise the reservation will be canceled. It is also requested to send proof of payment to the following email address: amm@soluzioneaffitti.it

Check-in, Check-out

Thanks to the Smart Check-in service available in each apartment, check-in can be carried out independently from 3:00 pm onwards.
Check-out must be completed by 10:00 am.

Children Discounts

Children up to 12 years old stay for free.

Tourist Tax

As is well known, Legislative Decree no. 23 of March 14, 2011, gave the Municipalities the authority to establish a tourist tax, to be applied proportionally up to 5 euros per night. With Municipal Council Resolution no. 33 of June 20, 2011, the Tourist Tax was established in Florence, and its regulation was approved and subsequently modified and integrated.

The tax is proportional to the type of accommodation, up to a maximum of 5 euros per person per night. The new tax measures, effective from January 1, 2020, were approved with Municipal Council Resolution no. 483 of October 29, 2019.

The tax is applicable to individuals not residing in Florence for a maximum of 7 consecutive nights. From October 1, 2014, those staying in properties rented for tourist use are also subject to the tax, for up to 7 nights, as provided by City Council Resolution no. 50 of July 28, 2014. In all other types of leases, the tax is not due.
The following exemptions are provided:
a. Minors up to 12 years of age;
b. Those assisting patients admitted to local health facilities, including day hospitals, for a maximum of 2 companions per patient;
c. Patients receiving hospital care on a day hospital basis;
d. Students enrolled at the University of Florence;
e. Members of law enforcement, the National Fire Brigade, and Civil Protection who, for exclusive service needs, stay at accommodations in the city;
f. Severely disabled individuals whose disability is certified under Article 3, Paragraph 3 of Law no. 104/92 and similar provisions of foreign countries for non-Italian residents;
g. Employees of accommodation facilities who stay there exclusively for work purposes.
To benefit from the exemptions referred to in letters b, c, d, e), f), and g), interested parties must provide the accommodation manager with a statement made in accordance with Articles 46 and 47 of Presidential Decree no. 445/2000 and subsequent amendments.
The application of the exemption referred to in letter d) is subject to the provision of a certificate of enrollment at the University of Florence for the current academic year to the accommodation manager.
A 50% reduction in the tourist tax is also provided in the following cases:
a. School groups of middle and high schools on educational visits;
b. Athletes under 16 years old participating in events and tournaments organized in collaboration with the Municipal Administration.
The reduction referred to in letters a) and b) will be applied upon receipt of certification from the respective school head or sports federation.
Accommodation managers must necessarily request these certifications.

Code of Conduct and No Smoking Policy

Guests must avoid behaviors that may disturb other guests and/or residents of the building. Smoking is strictly prohibited within the property, both in rooms and in common areas. Smoking is only allowed in outdoor areas. A penalty of 300.00 euros will be charged each time this no-smoking rule is not respected.

PETS: DOGS, CATS, RABBITS, AND OTHER ANIMALS

The introduction of pets is not allowed in Florence-BnB (Soluzione Affitti S.a.s.) properties.

Purpose of Service

The Terms and Conditions, their content, structure, and the online booking service provided through this website (the "Service") are owned, managed, and offered by Florence-BnB (Soluzione Affitti S.a.s.) and are intended for your personal, non-commercial use only, subject to the terms and conditions set out below. While we provide our service with care and attention, we cannot be held responsible for any errors (including obvious and typographical errors), interruptions (whether due to any temporary and/or partial failure, repair, upgrade, or maintenance of our website), inaccurate, misleading, or false information or its non-delivery. It is not permitted to resell, use, copy, insert deep-links, monitor (e.g. using spiders, scrape), display, download, or reproduce any content or information, software, products, or services available on our website for any commercial or competitive activity.

Pre and Post-Stay Emails and Contact

By making a reservation, you agree to receive one or more emails before your arrival date, containing booking confirmation and possibly information about your stay as well as various suggestions and offers related to your booking destination, and possibly emails after your stay.

Acceptance of Terms and Conditions

The Terms and Conditions herein – and any subsequent amendments and supplements – apply to all our services made available online, directly or indirectly (through distributors), via any mobile device, by email, or by telephone. By accessing, browsing, and using our website (collectively referred to as the "website") and/or by making a booking, you acknowledge and agree to have read, understood, and agreed to the terms and conditions set out below (including the Privacy Statement).
